
Every October I get the same question from cabin owners: "When will the leaves be at their best?" So here's my 2026 rundown for the Blue Ridge area, and why I think fall is the best time of year to refresh your listing photos.
The Georgia Forestry Commission's Leaf Watch report from October 7, 2026 put leaf change at about 3 to 6%. The first color is coming from sourwood, dogwood, red maple and yellow-poplar. They're expecting a good season this year, with peak color around the end of October to November 1. That could shift by about a week either way, depending on the weather.
Here in the mountains, elevation makes all the difference. The higher you go, the earlier the color shows up. Here's what to expect:
One word of caution: a single windy front can strip the color off a ridge in just a few days. When peak hits your area, don't wait too long.
Guests book with their eyes. A cabin wrapped in red, orange and gold trees on a mountain ridge is the kind of photo that stops someone scrolling and gets them dreaming about their getaway. If your listing still shows bare winter trees or photos from years ago, fall is your chance to give it a fresh new look.
Fall color also gives your listing a seasonal edge. Those photos can help you stand out to guests planning autumn trips and show off what makes the North Georgia mountains so special.
